What fees do Ryburne and Co Charge?

When you apply for a property, Ryburne and Co will provide you with an application form which can either be emailed across to you or a paper copy can be collected or posted. The information that is provided will be passed through to Rent4Sure to carry out checks on behalf of Ryburne and Co and Landlord/s.

Holding Deposit, One week's rent. This deposit is to secure a property. Please note that if the future tenants need to withdraw from the tenancy before signing this deposit will be forfeited. If the tenants give false or misleading information throughout the application process causing the reference to fail the holding deposit will be forfeited. If the tenant/s fail the Right to Rent checks then the holding deposit will be forfeited.

Security Deposit - Up to Five weeks' rent. The holding deposit will be held and protected with the Deposit Protection Service. This deposit is to correct any damage caused by the tenant/s or rent arrears at the end of the tenancy.

Unpaid Rent. Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

Lost Key/s Damaged lock/s or other Security Device/s – Case Dependant. If keys or security devices held by the tenants are lost or damaged and need replacement. Ryburne and Co can source new keys or security devices on behalf of tenant/s but the cost of new keys or security devices is the tenants responsibility. This will include the cost of the keys (invoice provided) and any extra costs incurred will be charged at £15 per hour (inc. VAT) e.g. travelling and collection of new keys or security devices. If a lock is damaged by tenant/s and needs to be fixed the tenant/s are responsible for this cost.

Tenant Requested Variation of Contract - £50 (inc. VAT) per agreed variation. To cover the costs associated with producing new legal documents in respect of the tenants requested change. If a landlord requests a change the tenant/s shall not be charged.

Early Termination (Tenant's Request) – Case Dependant. Should the tenant/s wish to end their tenancy contract earlier than the time frame given on the tenancy agreement they shall be responsible for rent until a new tenant/s have taken over the responsibility of the property.
